Prioritising your safety – directing our resources at the most urgent repairs

As you know, Cornwall Housing has been and continues to go through a period of change. These changes will make sure our primary focus is on you the tenants and leaseholders, and keeping everyone safe and well in their homes.

As part of this, we are reviewing some of the non-urgent and non-essential repair work we are carrying out, or have planned for this financial year. We are doing this so we can make sure our spend and focus is in the right place, prioritising essentials repairs and maintenance. For this reason, from Oct 2022 we are pausing work in a number of areas:

Our painting programme – we will be pausing all painting work for the rest of the year while we reprogramme our works, using better information to tie painting in with roofing and other repair work.

Fencing work – unless it is an emergency. We will no longer be replacing fencing, unless:

  • There are young children in the household, and the lack of a gate or fencing means there is a danger or hazard
  • This is covered by insurance or replacement is needed due to damage caused by a third party (a crime reference number will be needed for all fencing that needs to be replaced as a result of a crime)
  • There are extenuating circumstances, which we need to consider on a case by case basis.  For example, where the lack of a gate or fence would constitute a hazard or health and safety issue for a  household with elderly/vulnerable residents

Uneconomical repairs to garages – if the cost of the repair is uneconomical, we will no longer proceed with the work so the spend can be used towards repairs to homes instead. Garages that are uneconomical to repair will be boarded up, while we consider different options for the future use of these. Smaller, more economical repairs will go ahead as planned.
