We’re committed to providing quality homes for new residents moving into their properties. One way we ensure this is by working closely with our Tenant Void Inspectors, a group of dedicated residents who help maintain our Void Re-let Standards for empty properties.
This initiative was reintroduced following a Tenant-Led Scrutiny exercise that reviewed how we manage properties between residents. It gives our residents a direct role in ensuring properties are ready for their new occupants, with inspections taking place each month.
Here’s how the process works:
Random inspections: Each month, one property is chosen at random from a list of homes ready for re-letting. A tenant inspector from the local area, supported by a member of our Communication & Engagement Team, inspects the property.
Thorough checks: Inspectors, like Maxine and her fostered Guide Dog puppy Pollie, who recently carried out a check in the Launceston area, carefully examine every room, storage space, and outdoor area. They compare their findings against our Void Re-let Standard.
Reporting feedback: Inspectors note both positive observations and any areas of concern. Their findings are reported directly to our Voids Team, giving them the chance to make improvements before new tenants move in.
Collaborative feedback: The results of these inspections are shared quarterly with our Tenants’ Forum, providing an opportunity for wider discussions and ongoing improvements.
We currently have 11 tenant inspectors living across Cornwall, and the inspector nearest to the property is chosen to minimize travel. Their contributions have been invaluable in keeping us accountable and ensuring homes meet the expected standards.
Our tenant inspectors find the role both rewarding and empowering. They’ve shared how much they enjoy contributing to the process and making a difference for new tenants. Their attention to detail ensures that any potential issues are addressed swiftly, helping us provide the best possible experience for incoming residents.
