Planned maintenance is the work we carry out across more than one property each year to keep council homes in good condition. This includes annual safety checks (such as gas servicing), regular external decoration on a five-year cycle, and our wider capital improvement programme — replacing kitchens, bathrooms, roofs, windows, doors, and heating systems when they reach the end of their working life or fall below the Decent Homes Standard.
Our 2026/27 capital programme is worth more than £15.2 million. Across the year we will deliver around 320 new kitchens, 243 new bathrooms, 368 roof renewals, 82 sets of replacement windows, 35 new external doors, heating renewals to 959 homes, 28 structural improvement works, and energy efficiency improvements to around 1,400 homes.
Decisions about which homes are due for works are based on the Decent Homes Standard. We assess every home on an individual basis using a stock condition survey. Where a survey shows a component is below the Decent Homes Standard and has reached the end of its expected lifecycle, that home is added to the programme.
Not every home needs every type of work. For example, if your kitchen was renewed recently during a previous void or refurbishment, we may only need to update your bathroom or upgrade your heating. Our surveyor will assess your home individually and explain what is planned before any work begins.

Before any planned work starts in your home, we will write to you explaining what is planned, when it will start, and how long it will take. Our surveyor will visit to confirm the scope of works. Where the work involves disturbing parts of the building, an asbestos refurbishment-and-demolition (R&D) survey will be carried out beforehand — this is a legal requirement before any major works.
